Open a HELOC
Use your home equity to open a line of credit. This becomes your financial control center — not a second debt, but a tool.
Make a chunk payment
Draw a lump sum from the HELOC and apply it directly to your mortgage principal. This immediately reduces the balance your mortgage interest is calculated on.
Use the HELOC as your operating account
Deposit your entire paycheck into the HELOC. Every dollar sitting there reduces your balance — and since HELOCs calculate interest daily, even temporary deposits save money.
Pay expenses from the HELOC
Run all your monthly expenses through the HELOC. Your net surplus (income minus expenses) chips away at the HELOC balance each month.
Repeat the cycle
Once the HELOC is paid down, draw the same chunk amount again and apply it to your mortgage. Each cycle accelerates payoff because your mortgage principal drops faster than with regular monthly payments.
Why it works
Mortgages front-load interest — in the early years of a 30-year loan, most of your monthly payment goes to interest, not principal. Velocity banking reduces the principal directly and early, which lowers the interest charged on every subsequent payment. The HELOC's daily interest calculation also means your cash works against the balance constantly rather than sitting idle in a checking account.
When it doesn't work
Thin or no cash flow surplus
The strategy works on surplus — the gap between income and expenses. If that gap is small, the first step is widening it: trimming discretionary spending, adding income, or refinancing other debt. High HELOC rates
